At first glance, some buyers could view the property as a potential teardown. Instead, the strategy focused on revealing the home's character, layout, and exceptional setting to attract an end buyer who could appreciate its architectural personality and rare location.
With sweeping 360-degree views from every floor and a prime Magnolia setting, the goal was to help buyers clearly see the value and lifestyle the home offered.
The Strategy
Following the same preparation framework used successfully at 1820 Magnolia Way W, the focus was on improving presentation while preserving the home’s original character.
Over a four-week preparation period, my team implemented targeted improvements designed to elevate the home and position it competitively within the Magnolia market.
Interior Paint
Fresh, neutral paint tones were applied throughout the home to brighten the interiors and create a clean backdrop aligned with current buyer preferences.
Lighting Updates
Select lighting fixtures were updated to modernize the feel of the home and improve overall interior presentation.
Flooring Improvements
Carpeting throughout the home was deep cleaned to refresh existing spaces. In key areas—including the primary bathroom, bedroom, and office—older carpet was replaced with durable luxury vinyl tile (LVT) to provide a more contemporary look and improve functionality. The basement bedroom received new carpeting to create a comfortable and finished feel.
Landscaping
Exterior cleanup and landscaping improvements enhanced curb appeal and ensured the home made a strong first impression from the street.
Staging
Once the preparation work was complete, my staging team transformed the home to appeal directly to our target buyer: a Magnolia family looking for a distinctive home in a prime location. The staging highlighted the home's unique layout, generous spaces, and remarkable views from every level.
Market Launch
To introduce the property to the market, I first hosted a neighborhood preview event, which drew strong attendance from local residents. This was followed by a broker open house to introduce the home to the agent community and generate early professional interest.
From there, I maintained momentum by hosting public open houses every weekend, ensuring consistent exposure and buyer traffic.
The Result
After implementing a strategic price adjustment, the right buyer quickly emerged. The property went under contract shortly thereafter and successfully closed two weeks later.
