Overview
1820 Magnolia Way W presented a unique opportunity. While the home had significant wear and deferred maintenance, it also had strong architectural bones and the potential to be restored by the right buyer.
The challenge was identifying the property’s true market opportunity and presenting it in a way that would resonate with buyers who could see its future potential.
The Opportunity
Rather than positioning the property as a teardown, the strategy focused on highlighting the home’s underlying character and appeal for an end buyer willing to restore and bring it back to life. The goal was to help buyers see the potential of the home and the value of its location, layout, and remarkable 360-degree views from each floor.
The Strategy
Preparing the home for market required thoughtful improvements that enhanced presentation while preserving its original character. Over the course of four weeks, my team implemented a
series of updates designed to help the property compete with comparable homes in the Magnolia market.
Flooring Refinishing
The home’s original red oak floors were refinished, restoring warmth, authenticity, and visual continuity throughout the main living spaces.
Interior Painting
Fresh, neutral paint tones were selected to align with current buyer preferences and create a clean, modern backdrop for marketing and staging.
Lighting Updates
Select lighting fixtures were updated to improve the overall feel of the interior and complement the refreshed finishes.
Carpet Replacement
Old carpeting was removed and replaced with new carpeting in the basement to improve comfort and presentation.
Landscaping
Exterior cleanup and landscaping improvements enhanced curb appeal and strengthened the home’s first impression.
Staging
Once the preparation work was complete, my staging team carefully designed the interior to appeal to a Magnolia family buyer — someone who could appreciate the uniqueness of the
home, its views, and its location. The staging highlighted the home’s layout and helped buyers envision living there.
Photography
Professional photography captured the character, atmosphere, and views of the property, helping convert online interest into in-person showings.
Market Launch & Exposure
To introduce the home to the market, I hosted a neighborhood preview event that drew strong local attendance, followed by a broker open to engage the agent community. Public open
houses were held every weekend to maintain consistent exposure and bring qualified buyers through the property.
The Result
After a strategic price adjustment, the right buyer emerged and the home went under contract shortly thereafter. The transaction closed two weeks later.
