This project involved assembling three adjacent residential properties in Magnolia to create a development site totaling more than 25,000 square feet. Located in the heart of Magnolia, the combined parcels offered strong redevelopment potential under Seattle zoning regulations.

The Opportunity
Three neighboring lots along 30th Ave W presented the potential for a larger redevelopment site when assembled together. Individually, the properties had value as single-family homes, but combined they offered significantly greater value as a development opportunity.
